　　<2> 、承租人要求出租人承擔50%的維修費用是否合理?為什么?

　　不合理。(1分)根據規定，承租人經出租人同意，可以對租賃物進行改善或者增設他物。承租人未經出租人同意，對租賃物進行改善或者增設他物的，出租人可以要求承租人恢復原狀或者賠償損失。該承租人沒有得到出租人的同意自己進行裝修，違反法律的規定，因此要求出租人支付一半的費用是不合理的。(4分)

　　<4> 、房屋側墻倒塌，造成承租人財產損失，責任應當由誰承擔?為什么?

　　責任應當由出租人承擔。(1分)根據規定，出租人應當按照約定將租賃物交付承租人，并在租賃期間保持租賃物符合約定的用途。根據規定，出租人應當履行租賃物的維修義務，但當事人另有約定的除外。(1分)

　　<5> 、出租人將房屋出售，是否需要承租人的同意?為什么?

　　不需要經承租人的同意。(1分)但應當提前通知承租人。根據規定，出租人出賣租賃房屋的，應當在出賣之前的合理期限內通知承租人，承租人享有以同等條件優先購買的權利。 (2分)

According to law,where the lessor is to sell a dwelling unit under a lease, it shall give the lessee a notice within a reasonable time limit before the sale, and the lessee has the right of first refusal under the same conditions.(1分)
